Iconic Main Street building in Gardner is ready for tenants


GARDNER – Officials of Candor Realty are looking for a few good tenants occupy the renovated offices in the Flatiron/Bullnose building at 25 Main Street.

Jon Bombaci, president and CEO of Candor Realty, said most of the first floor of the iconic downtown property has been updated and commercial space is ready for occupancy.

“I think from our perspective, we’re looking for the right person,” Bombaci said, adding that his company has already received inquiries from potential clients. “It’s just a matter of finding the right people to move in there.”

The space previously occupied by Edward Jones didn’t require much renovation, Bombaci said. He said the property, which included space for five potential offices, would be an ideal home for another financial services company or a law firm.

“Edward Jones was there until about January, so that space was in pretty good shape,” he explained. “We replaced ceiling tiles, we did some painting, we did a lot of cleaning – but that back space was actually in top condition when acquired.”

The front space, which faces Bull Nose Park and has the statue of two lions at the entrance, would need a little more renovation to attract the type of tenant he hoped to occupy the property, according to Bombaci. He said the space would be ideal for a small restaurant or pub.

“It’s not in bad shape, but it was very dated, and it was an office (space), and based on conversations with a lot of people downtown, we think this space would be perfect for a cafe or a bar or something just because of its location,” he said.

Candor Realty officials hope to have restaurant rental space at 25 Main Street by the spring.

Renovations to the front space are expected to begin soon, Bombaci said, and the hope is that a restaurant tenant will be ready to occupy the property by spring.

Work is also expected to begin soon on the second and third floors of the property, according to Bombaci. He said his office would start surveying potential tenants to get an idea of ​​what kind of renovations would be needed.

Candor Realty purchased the property — along with the long-vacant storefront at 88-98 Main St. — from longtime owner Dean Marcus in May. Candor Realty officially opened its office recently at 88 Main St., according to Bombaci.

“We’re just waiting for the signage on the front, but we currently have four dedicated Gardner employees – a property manager and three people from our construction management team to oversee our projects,” he said.

Initial plans for the Flatiron building included 24 units of commercial and office space, while the property at 88-98 Main Street will contain five commercial and eight residential units.

Extensive renovations inside and outside both buildings were planned, officials said.
