Hundreds of homes could replace old San Jose office building


SAN JOSE — A residential development of hundreds of homes could rise next to North San Jose’s technology parks on the site of a decades-old office building, according to a very preliminary proposal filed with city planners.

SummerHill Homes is considering developing 329 residential units at 210 Baypointe Parkway between East Tasman Drive and Zanker Road, according to city files.

The proposed development would include 287 rental apartments and 42 condominium units for sale, the proposal states.

“SummerHill Housing Group is fortunate to be in the unique position of being able to provide both high quality rental and for-sale housing under one roof on this site,” said Elaine Breeze, Senior Vice President of SummerHill Apartment Communities, in an email to this news organization.

The proposal is still in its infancy and is being presented to city hall to gauge the reaction of city officials.

“This project is designed to meet the city’s new residential density goals for North San Jose and provide critical housing that will catalyze job growth in the city’s most important industrial park,” said Erik. Schoennauer, land-use planning consultant for SummerHill.

City officials are trying to encourage more housing development near existing and future technology parks in the area.

The project would be built on a 4.3-acre site currently occupied by an office building built in 1985 that totals 68,000 square feet, according to commercial real estate listing site PropertyShark.

“Redevelopment of this industrial site with high-quality residences will enhance the neighborhood and be more compatible with surrounding residential uses,” SummerHill said in the preliminary proposal.

At least three apartment complexes are directly adjacent to the development site, Google Maps shows.

“The project will take advantage of the site’s proximity to light rail and VTA bus service, parks, shops and restaurants, as well as convenient access to major nearby employers such as Samsung, ASML and Cisco. “SummerHill Homes said as part of an introduction to the proposal.

Additionally, Google and Apple have each purchased — and in Google’s case, leased — sites and buildings for sprawling tech campuses in North San Jose.

“The site is ideally located for professionals looking for a home adjacent to large employers,” SummerHill said.

According to the proposal, the development is expected to include studios for rent, as well as one- and two-bedroom apartments, as well as three- and four-bedroom condos for sale.

Condos are expected to offer an average living area of ​​1,916 square feet and apartments will have an average living area of ​​815 square feet.

“The project represents an exciting opportunity to provide new housing, including rare for-sale homes in the northern San Jose area,” the development plans state.
