AZ Big Media, Arizona-based Creation Announces Aggressive Expansion with $200 Million in Industrial Developments

Based in Arizona Creationa real estate development and alternative investment firm, today announced its official expansion into the Northeast as it moves forward with approximately $200 million in industrial developments at three marquee sites in New York and New Jersey .

Creation has been looking for expansion opportunities in the region since the start of 2021, attracted by strong underlying market fundamentals, excellent population and employment trends and high barriers to entry that make difficult new developments. Last month, the company announced the hiring of Luke Georgiadis, vice president of transactions, who will continue to expand Creation’s footprint on the East Coast and the opening of its New York office in early 2023. These Creation’s first three projects were completed as part of a $1 billion joint venture portfolio with institutional investors advised by JP Morgan Global Alternatives.

In Melville, NY, Creation last week began work on the Baylis 495 Business Park site, a 103,500 square foot Class A warehouse/distribution center. The 8.18 acre site is conveniently located approximately one mile south of the Long Island Freeway, Long Island’s main trucking route, between Route 110 and Pinelawn Road. Demolition is now underway on the existing dilapidated office building and an official inauguration is scheduled for next month. Creation recently pre-leased the site to Keurig Dr. Pepper on a long-term basis at a record rental rate. Completion is scheduled for late summer 2023.

In nearby Islandia, New York, Creation has received approval to develop the Old Nichols Commerce Center, a 178,000 square foot Class A warehouse/distribution center located on 12 acres at the entrance to the Long Island Freeway at Old Nichols Road. With 1,000 feet of direct frontage along Long Island’s main trucking route, the site is conveniently located in the middle of the island, providing unparalleled distribution and transportation capabilities for industrial users from New York to the Hamptons. Creation purchased the off-market acquisition and rezoned the site from residential to commercial within 12 months. Groundbreaking is scheduled for December with substantial completion by early winter 2023.

In Newark, New Jersey, Creation is working on approvals for a proposed site plan for McClellan One, a 120,000 square foot Class A logistics building on a world-class 10-acre site directly adjacent to Newark International Airport. Liberty. With 90 trailer locations and rare freeway frontage, the site is located in the most powerful submarket in all of Northern New Jersey, close to the Port of New York and New Jersey, from the freeway to New Jersey and New York City toll. Creation procured the off-market acquisition, an unheard-of move in the area, through the previous owner who operated a long-term car park. Construction will take approximately 12 months and is expected to begin in late fall 2023.
