Ask Axios: What are they building in West Jefferson, Ohio near Amazon?

  • Reader Rebecca asks: My son works at Amazon outside of West Jefferson. Something huge is being built across the road. Does anyone know what this is?

👋 Alissa here. I spoke with Madison County Director of Development David Kell about what’s looming on Highway 40, about 20 miles west of Columbus.

The plot: No one knows yet that the warehouse will house because it’s a speculative build, Kell tells Axios.

  • This means that the project does not currently have a tenant, but builder Core5 Industrial Partners is confident that it will when completed.

The context: Central Ohio is a hub of industrial activity and speculative construction, including a huge 1.1 million square foot warehouse now occupied by Home Depot not far from this project.

  • Overall, only 12% of new commercial construction in Ohio is “pre-listed,” according to a report by real estate services firm JLL.
  • Our skilled workforce, proximity to highways, and air and rail transportation capabilities make the region a “sweet spot” for development, the report says.
